Terms & Conditions

  1. The hiring contract shall be between the hirer and the property owner and shall be subject to these conditions of hire.
  2. Provisional bookings can be held for up to 5 days. Bookings will only be accepted upon receipt of a completed, signed booking form and the specified deposit. We will send you a confirmation of booking, detailing the balance which is due six weeks before arrival.
  3. If a booking is made less than six weeks before arrival, the full rent is due at the time of the booking.
  4. Non payment of the full balance at the due date will be treated as a cancellation. In the event of a cancellation a refund can only be made if we can re-let the property.  FOR THIS REASON WE STRONGLY ADVISE HIRERS TAKE OUT HOLIDAY INSURANCE to cover this.
  5. The accommodation must not be sub-let unless authorised by the owner in writing.
  6. The owner shall be allowed access to the accommodation at any reasonable time during the hirer's holiday.
  7. Accommodation is only for the persons named on the booking form, unless changes are agreed in writing with us prior to arrival. The total number in your party shall not exceed 6 persons. Babies under 2 years are not counted as a member of your party for this purpose.
  8. Charges per apartment are for a party of two adults and two children, charges may apply for additional adults and children. Please ask for details.
  9. The accommodation is available Saturday to Saturday from 3pm on the day of your arrival, and must be vacated by 10am on the day of departure. Please advise your estimated time of arrival on booking.
  10. We reserve the right to terminate your booking immediately without being liable for any refund or compensation where you engage in unacceptable behaviour or damage to property that causes a disturbance to other guests or neighbours of adjacent properties.
  11. The hirer is responsible for leaving the accommodation in a clean and tidy state when vacated and any breakages or damage must be paid for before departure. If there should be any accidental damage please report to the owners immediately. We want you to enjoy your stay with us on the Island. Let us know of any help we can give or if you are not happy with something.
  12. For the enjoyment of our guests all accommodation is strictly no-smoking and no pets are allowed. Evidence of smoking will incur a charge of £100 for a full deep clean.
  13. The owner accepts no responsibility for any accident, damage, loss, sickness, injury, expense or inconvenience, whether to person or property, which the hirer or any other person may suffer, or occur arising out of any way connected with the letting, or resulting from any other cause whatsoever. We strongly  advise that you arrange holiday insurance.
  14. Prices are inclusive of bed linen, towels, electricity and heating.
  15. We reserve the right to change any of the decoration or furnishings at any time, from those shown on the website or in our brochure.
  16. Completion of the booking form implies acceptance of all the above conditions.
